Two ways to get a home built in Malaysia. Hire an architect and a contractor separately, or use one design and build team that handles both. Since we are a design and build studio, we're biased. We'll be honest about that and give you the case for each route.

The traditional split

An architect designs. A separately appointed contractor builds. You get independent design expertise, which can be a real advantage for complex or architecturally ambitious work. The downside: when the build doesn't match the drawing, each party can point at the other. The coordination becomes your job, on top of everything else you have going on.

The design and build model

One team owns design and construction under a single contract. Same manager from sketch to handover. Coordination gaps disappear. Variation pricing is straightforward because the same team makes both the drawing and the bill of quantities. The trade-off is that you lose the independent-design layer. For most Malaysian family homes, that's not the constraint people think it is.

When the traditional split makes sense

Highly bespoke architectural work. Award-seeking residential projects. Cases where you want a named architect's voice on the result. We've watched these projects produce extraordinary homes. They cost more and take longer, and that's the trade.

Where we think design and build wins

Single to double-storey family homes. Renovation and extension projects. Anything where you want a single accountable party, fixed-scope pricing, and a build that runs faster because the design and construction phases overlap. That's most of the work we do, and it's why we exist as a studio.
