Five questions that filter fast
- Can I visit your office and a live job site this week?
- Who is my single point of contact from first sketch to handover?
- Show me a recent itemised quote and a signed contract template.
- How are variation orders priced and approved during the build?
- What's your defect liability period and who handles the snag list?
Any studio that fumbles those is a studio that will fumble your build. We've fumbled before. The good ones learn and write the answer into their process.
What being local actually buys you
Faster site visits. Direct knowledge of MBSA submissions. Familiarity with the standard floor plates in Setia Alam, Eco Ardence, and Bandar Rimbayu. The ability to send someone over the next day when a tile cracks six months after handover. A contractor two hours away rarely comes back.
Red flags worth walking away from
- Wants more than 30 percent upfront
- No written contract, only WhatsApp chat
- Quote far below everyone else (something is missing)
- Can't show one verifiable completed project
- Pressure to decide today for a discount
