What being local actually buys you

Faster site visits. Direct knowledge of MBSA submissions. Familiarity with the standard floor plates in Setia Alam, Eco Ardence, and Bandar Rimbayu. The ability to send someone over the next day when a tile cracks six months after handover. A contractor two hours away rarely comes back.

Red flags worth walking away from

• Wants more than 30 percent upfront
• No written contract, only WhatsApp chat
• Quote far below everyone else (something is missing)
• Can't show one verifiable completed project
• Pressure to decide today for a discount
