Renovating a Cyberjaya Condo: Rules, Deposits, and What Bites

Condo renovations aren't like landed work. Management approval, working hours, and hacking limits all decide what's possible.

Modern condo interior being renovated

Cyberjaya has one of the Klang Valley's densest stocks of condos and serviced apartments. Renovating one means working inside the building's management rules. Get this wrong and work stops halfway.

Get management approval first

  • Submit renovation plans to the JMB or management office
  • Pay the renovation deposit (refundable if no damage)
  • Register your contractor and workers for access passes

The rules that bite

  • Working hours, usually weekdays only. No loud hacking on weekends.
  • Hacking limits. Structural walls and slabs are off-limits.
  • Wet-area waterproofing, since units above neighbours need extra care.
  • Debris disposal via designated service lift and times.

Why experience matters

A contractor who has worked in managed buildings before knows how to package the submission, protect common areas, and schedule noisy works inside permitted hours. That experience is the difference between a 4-week and an 8-week condo fit-out.

Frequently asked questions

Do I need management approval to renovate a condo?

Yes. Almost all Malaysian condos require JMB or MC approval and a deposit before any renovation work begins.
